Our Vision

Gladwyne is a sophisticated, well-traveled community with a deep appreciation for
quality, experience, and timeless architecture and design. As it stands, the village is limited in its walkability, gathering spaces, and the community experience that it deserves. We look forward to bringing a new level of community and commerce to Gladwyne, while restoring and preserving its historic character.

We see an opportunity to create a lasting impact - a desirable destination with thoughtful retail and elevated yet approachable dining. Designed to pay homage to the history of this quintessential town while carving out public spaces that bring the community together.

This is a chance to stretch beyond the expected and build a neighborhood center that truly reflects Gladwyne - a place to gather, linger, and create memories with family and friends. Where everyday moments feel considered, and the design speaks not just to the community’s standards, but its soul.

Our Commitment

Historic Preservation

Historic Preservation – All historically significant buildings will be preserved.

Respectful Restoration

Renovations will honor and reflect each building’s historic character, and any updates will be designed to complement the surrounding late-1800s architecture and village aesthetic.

Appropriate Use

No commercial-to-residential conversions, and no multi-unit residential development.

Community Tenants

We are committed to supporting the continued presence of the Gladwyne Pharmacy and Homeroom as valued long-term tenants and services to the community.

Future Tenants

New tenants will complement the village’s character and serve the entire community, examples include a casual restaurant, bakery, purveyor of local/prepared goods, baked goods & confections, and community relevant retail. There will be no corporate chains.

Public Space

Plans include outdoor gathering areas and new public green spaces.

Landscaping

Professional landscaping will enhance the shared experience and visual continuity across properties.

Community Partnerships

We are collaborating with nearby businesses, organizations, schools, and community groups to create cohesive, ongoing programming.

Parking and Access

We are developing a thoughtful, long-term plan to address parking and circulation needs within the village.

Family-Friendly Focus

Incorporating programming and offerings that thoughtfully serve families and young children.

Civic Collaboration

We are committed to working closely with the Civic Association, Gladwyne Library Board of Trustees, HARB, and Lower Merion Township on our plans; and to advance pre-existing and local initiatives, such as improving pedestrian walkways and public spaces.

Our Hometown

Autumn and Andre, founders of Haldon House, alongside their dear friends and visionaries Janine and Jeff, have been shaping this idea for years. United by a deep love for Gladwyne, they share a vision to thoughtfully revitalize the town by enhancing its architecture and landscape while creating timeless, community-centric experiences. This project is a labor of love in a place that means so much to them all.

Born and raised locally, Autumn and Andre’s roots in Gladwyne run deep. From Andre’s early years at Gladwyne Elementary, and his first job at Gladwyne Pharmacy, to Autumn’s formative time spent in the town’s libraries, parks, and trails, their lifelong connection continues to inform their approach to designing meaningful shared spaces. Now raising their two sons here, both enrolled in the local Gladwyne schools, they are eager to give back in a lasting and impactful way.

Jeff and Janine have called the Main Line home for more than 40 years, raising their four children in the community and through Gladwyne Montessori; and building enduring relationships with local businesses, neighbors and community members along the way. With Janine’s background in urban planning and the family’s longstanding commitment to philanthropy and accessible education, their passion for strengthening community is central to their involvement in the Gladwyne project.

Strategic Partnerships & Extended Team:

Haldon House has built strong relationships with trusted technical consultants required to deliver complex projects, and is engaging with exceptional firms and talent to bring the Gladwyne Square project from concept to completion. Haldon is procuring and managing all necessary disciplines including: Architecture, Landscape, Civil Engineering, Structural Engineering, Geotechnical, Traffic Engineering, MEP Engineering, and Surveying.

The Gladwyne Market building has retained much of its original character for over a century, with one notable exception: the absence of the historic front porch.

Gladwyne Shopping Center

The Gladwyne Village Shoppes, built in 1957, stand apart from the town’s predominantly 19th-century architecture. While most of Gladwyne’s buildings share a historic, cohesive charm, the shopping center reflects a different era, with a design language unique to its time.

Village Shoppes, current day

The original concept aimed to create a welcoming, village-like experience - featuring a continuous covered walkway. The corner that is now enclosed above the pharmacy was once envisioned as an open-air passageway, inviting people to flow freely through the space.

Our intention is to bring back this inviting experience and ensure the architecture is aligned with the surrounding influences.

Originally built in 1798, this historic structure evolved with the village - expanding into a general store, serving as Gladwyne’s post office for nearly 50 years, and anchoring daily life for generations of residents.

Today, it is being carefully restored to continue its role at the heart of the community.

Our Plan

Gladwyne Square will be a place to gather.

Thoughtful community programming will bring the square to life throughout the year. Reintroducing flexible green space, outdoor seating, and inviting destinations will create a true community hub - welcoming, engaging, and always memorable.

Tenant Aspirations

We will curate a thoughtful mix of tenants that reflect the character and charm of Gladwyne - prioritizing wholesome, neighborhood-serving shops over national chains or formulaic strip mall concepts.

We are working with long standing tenants such as the Gladwyne Pharmacy & Homeroom, to ensure a seamless transition during this development as they take on an enhanced expression in the town square.

As we define our partnerships, we’ll take into careful consideration what Gladwyne already offers, what it lacks, and what will enrich the everyday lives of its residents.

Our approach to revitalizing Gladwyne Square is thoughtful and phased.

We are committed to carefully planning and coordinating the approval and construction phases of this development with our tenants, neighbors and strategic partners to prioritize the surrounding community, and to minimize disruption.

We have several steps to follow before we can share a specific timeline, however, we will honor our commitment to our neighbors by sharing updates & key milestones as we establish a clearer view on construction commencement.
